Project Manager Position

Ausonio Inc. is seeking a team-oriented Project Manager for its Monterey/Santa Cruz County area of operations. OSFPOD DSA LEED experience is preferred. Salary will be based upon experience and qualifications.

Primary Scope

Supervises, directs, and coordinates design and project management including direct liaison with the owner, designers, and contractors regarding cost, schedule, quality, and contract administration. Has exceptional multi‐tasking skills to independently manage one or more large and/or complex projects.

Job Duties

Cost Management

  • Monitors project costs during all project phases. Manages project budget and cash flow analysis.
  • Prepares and/or reviews cost estimates.
  • Oversees the contractor billing and change order process, reviewing all associated documents.

 Schedule Management

  • Maintains the overall project schedule and works to ensure on‐time completion from design and construction team.
  • Creates schedules using scheduling software, creating all activity linkages and durations.
  • Identifies schedule concerns and works with the project team to correct. Prepares make‐up schedules to get the work back on track.
  • Manages the project close‐out process.

Quality Management

  • Actively manages the construction process with a focus on quality. Ensures specified materials and products conform to quality requirements and applicable standards set forth by owner.
  • Performs thorough design reviews to ensure construction details are quality-focused and drawings are coordinated.
  • Performs field inspections during construction process to ensure design intent and specifications are being met. Develops and manages completion of corrective action items.

Contract Administration

  • Prepares contract agreements with assistance from upper management, including scope of work, deliverables, fee structure, reimbursable expenses, insurance coverage, and legal/accounting requirements.
  • Manages general contractor, consultant, and outside vendor contract agreements on behalf of the owner understanding the responsibility of
    each.
  • Manages the building permit, inspection, and occupancy certificate process. Prepares and maintains documentation to deliver the scope of services as required per the contract.
  • Manages hours for each task to ensure the amount allocated on the contract is not exceeded.

 Client Relations and Business Development

  • Maintains relationship with client on an ongoing basis to enhance client satisfaction and increase potential for additional business.
  • Pursues new opportunities with current clients. As required, assists with development and preparation of qualifications, proposals, and presentations.

 

Preferred Qualifications

  • Bachelor’s degree in Engineering, Architecture, or Construction Management or related field
  • Demonstrated ability to set and achieve skill development goals and exceed client expectations
  • Typically requires 10 years related experience, including 2 years managing Assistant PMs or PEs

Supervision: May supervise the work of subordinate PMs.
